What we collect
What you type into a form: your name, phone, email, home address if you add it, what you are interested in, and any message.
At an open house sign-in, the same details plus what brought you there and whether you are working with an agent.
Basic site counts: which pages are viewed and whether a visit came from one of our own tracked links. A one-way scrambled version of your IP address is used to stop spam and repeat counts, so we do not keep the address itself.
How we use it
To reply to you, arrange tours, follow up about homes you asked about, keep a record of our conversation, and understand which pages and posts are useful. We may call, text or email you about your request. Sellers of a home may see counts of visits and inquiries, never who you are.
What we do not do
We do not sell your personal information, and we do not share it for other companies to advertise to you. The site runs no advertising trackers and no analytics cookies.
Cookies
The public site does not set cookies. Staff sign-in to the back office uses necessary login cookies only.
If you arrive from one of our own tracked links, your browser keeps that link's tag for the length of your visit so an inquiry is credited to the right post. It is cleared when you close the tab.
Do Not Track
We do not track you across other sites, so a Do Not Track or Global Privacy Control signal changes nothing here. The site works the same with or without one.
Who helps us run the site
Your information is stored with the service providers that run this website: Vercel for hosting and files, and Neon for the database. If email is switched on, Resend delivers it. Staff phone alerts pass through their device maker's push service. Video thumbnails and the player come from YouTube's servers, which see your IP address when a page with a video loads; the player itself only starts when you press play. The company that builds and maintains this website, Let's Launch, can see inquiries while it supports the site. Tyler's brokerage may see information needed to handle a real estate transaction, and we may share information when the law requires it.
How long we keep it
We keep inquiries as business records for as long as we need them for your request or to meet legal and brokerage record rules, then delete them. Encrypted nightly backups are kept for about 30 days.
Your choices
You can ask us what we hold about you, ask us to correct or delete it, or tell us to stop contacting you. Contact us using the details above, or reply STOP to a text. California residents have rights under state privacy law, and we will not treat you differently for using them.
Security
Information travels over encrypted connections and the back office requires a staff sign-in. No system is perfectly secure, so please do not send financial account details through a form.
Children
This site is for adults and is not directed to children under 13.
Changes
If this policy changes, the new version will be posted here with a new date.
